Sniper Intel Systems Reach out

Private market access — by application

First position on the parks that never hit the market.

I work privately with a small number of serious mobile home park buyers — putting owner intelligence, decision-maker paths, and direct-to-seller targeting in their hands before the same parks get brokered, blasted, and bid up.

Reach out At capacity. Taking very few. $10k minimum.

The gap

Capital was never your problem. Control is.

Every deal that reaches you has already been shopped through five wholesalers and marked up to a 5 cap that makes nothing. The parks worth buying never hit the market — they close quietly, with whoever reached the owner first.

Right now, that's never you.

What you get

First-position owner intelligence, built for one buyer per market.

You get a working target set for your market: verified owners that fit your buy box, the decision-maker and direct contact path for each, and the order to work them. You make the calls and the offers — I make sure you're reaching the right seller, first.

  • Market-specific owner research — not a national list everyone else already has
  • Hidden mom-and-pop parks with little to no digital footprint
  • Long-hold, aging, and absentee ownership flagged and prioritized
  • Decision-maker and direct contact paths to the person who can actually say yes
  • Targeting matched to your buy box — size, market, and strategy
  • Direct-to-seller reach before the park sees public exposure
  • Exclusive access to the market for as long as you hold it

Mobile home parks are the focus, but the same system works on a range of other asset types. A few examples: RV parks, storage facilities, car washes, hotels and motels, laundromats, strip malls, retail, warehouses, houses, and land.

Track record

I built this for my own acquisitions first.

Sniper Intel didn't start as a product. It started as the system I use to find and reach park owners before anyone else does — and the market data you've seen me post is the surface of it. Now I run a small number of those market builds privately, for buyers who move like I do.

In the field

A multi-park operator in the Southeast runs his off-market pipeline through this system — exclusively.

Coverage

Owner intelligence built across a dozen-plus states and counting.

The rule

One buyer per market. Over a dozen markets are already reserved and closed to new buyers.

Proof of process

Want to see what the intelligence looks like?

NC is reserved. See the full list of closed markets below.

The distinction

What this is not.

If you still need convincing that off-market matters, we're not a fit. It's for operators who already work this way.

  • A broker list
  • A scraped spreadsheet
  • The done-for-you offer is not a course or webinar
  • A public lead database
  • Free consulting
  • A subscription you share with ten other buyers

Fit

Built for buyers who already know what early is worth.

  • You own parks or have closed MHP deals before
  • You know what one good off-market deal actually returns
  • You want private access, not a crowded inbox
  • You can move when the right owner raises a hand
  • You value speed, accuracy, and exclusivity

Where things stand

I'm at capacity right now.

I'm working with a small number of clients and running my own acquisitions. I'm not doing paid fit calls anymore.

Minimum engagement is $10,000. Taking on a new market means hiring and running a team of VAs to build the intelligence from the ground up. Below that number it does not work for either of us.

There is no payment to reach out. Fill out the form. If it's a fit and I have room, I'll respond. If I don't, I'll tell you straight.

Form only. No call, no invoice, no pitch.

STEP 01

Send the form

What you buy, where, and how fast you move.

STEP 02

I review fit

Buy box, market, and whether I have room.

STEP 03

Straight answer

A fit and capacity, or a no. Either way you hear back.

STEP 04

Market scoped

If we move forward, we price the build to your market.

Closed markets

Markets I will not touch for anyone.

These belong to the operators I already work with. I will not build, pursue, or take a client in any of them, for any amount. When a client holds a market, it stays theirs. That is the whole point.

Why it's priced this way

The value isn't the data. It's being the only buyer who has it.

One serious buyer in the right market is worth more than the same intelligence sent to everyone. So markets are taken privately and priced on scope, exclusivity, and demand — generally low five figures to start, and higher for deeper private builds. We size it together on the call.

The math isn't close, either. One off-market park bought right returns the cost of access many times over on the first deal. That's the entire point of being early.

Reach out

If you're actively buying parks and it's not a closed market, send the form.

Tell me what you buy, where you buy, and how fast you move. No payment, no call. If it's a fit and I have room, you'll hear back. If not, you'll hear that too. I'm selective right now, and I'd rather be honest about it than waste your time.
